Any good Property Management Software?

Here's the skinny.

Trying to find an on-premises property management software to handle roughly 30 units. All the cloud based ones want some $450 a month and that might be low for the big businesses, but would not do us very well. Currently, the software in use is Excel 2000-2003...

Any ideas? I know they could swing a one time fee or so.

I'll ask much buddy from church what they use. They're much bigger though, probably closer to 500 properties. I know they just migrated which was pretty painful, but is much better after.

We use AppFolio. It's cloud based, $1.25 per unit, per month. Very robust & comprehensive. I don't know if they have a minimum required number of units.

I found http://www.sourceitsoftware.com/ and http://www.landlordmax.com/

So far, Rental Property Manager 3 looks to be the best fit so far. Their office does not have internet, so a cloud based system wont work.
And I know there HAD to be property management programs before going to the cloud became a thing. I just can't find any.

Some that look good, or looked good, are just cloud based now.

Rent Manager Standalone from https://www.rentmanager.com/ also looks good?....not sure. I have not tested theirs. Anyone use them before?

Appfolio looks super good and I have been told about them before too. Just lack of internet is a punch there. The plus side, there is a low chance of web based exploits! :p
